Maple Ridge Ranches is approximately 45 miles from Salt Lake International Airport and 18 miles to Park City’s historic Main Street, home to the Sundance Film Festival, USA’s largest ski resort as well as world class dining and shopping.
How many lots are developed?
Out of a total 38 home sites within Maple Ridge Ranches, approx 25 homes have been built at time of writing. More than 50% of the residents are full time. Homesites range in size from 5 to 160 acres. Maple Ridge Ranches is approved for 1100 acres with over 50% dedicated to open space.
Where and what am I permitted to build?
Each homesite has site specific limits of disturbance where there is a specific homesite pad. You may construct a main residence, a separate guest house and an accessory building such as a barn.
Are there restrictive covenants and architectural guidelines?
Yes, there are very specific recorded CC&R’s and Design & Development Guidelines. All site (landscaping, grading, removal of existing vegetation, etc) and house plans (renovation or new construction) must be submitted to an Architectural/Environmental Committee for approval prior to commencement of any changes. Main house minimum is 2500 sq ft of main level living space.
What general restrictions are in place?
Restrictions include no business uses, no hazardous activities such as hunting, no visible trailers, boats, etc, as well as exterior lighting guidelines.
Does Maple Ridge Ranches allow motorized vehicles?
No motorized vehicles such as ATV’s, dirt bikes and snowmobiles are permitted within the development.
What wildlife can be found in Maple Ridge Ranches and how are they protected?
Maple Ridge Ranches is home to deer, moose, red fox, hawks and a 300+ elk herd. Wildlife/easement areas and a trail network are designed to preserve the beauty and natural habitat of the wildlife and the visual enjoyment of the owners. Game trails cannot be obstructed and access is maintained to all stream, creek and ponds for the protection and welfare of the wildlife.
What trails are available?
Maple Ridge Ranches has an extensive trails network of over 8 miles set aside for the use of owners and their guests. They are set aside for hiking, horseback riding, biking, snow shoeing and cross country skiing.
When you purchase a lot at Maple Ridge Ranches, what do you receive?
An improved lot with underground utilities including sewer, water, power, natural gas and telephone all stubbed to the property boundary. There is access to private hiking, mountain biking and horse trails and a shared horse corral.
