Jordanelle Area Listings

The Jordanelle area straddles both Summit and Wasatch counties and is typified by stellar views over the reservoir and back towards Deer Valley’s ski runs. It is a great location for year round living - boating, biking, hiking, water skiing in the summer and great winter access to skiing at Deer Valley, which has recently expanded its footprint to 5,726 acres with the recent operations agreement of Mayflower Mountain Resort.

There has been considerable new construction in this area of late, with plenty further new developments to come. Whilst outside the Park City School District, it offers considerable value compared to property closer to town. There are a wide range of condos, single family homes and townhomes in this area. 

It is important to note that this area is outside of the Park City School District boundaries.

We typically think of this area is 3 parts:

1 - Northern corridor. This area follows UT-248 going east from Quinns Junction towards Kamas. There are numerous developments on both sides of the highway that cover a wide range of prices, homes and views. These include Black Rock Ridge, Black Rock Luxury Condos, Wasatch Springs, Park's Edge, The Retreat at Jordanelle, Deer Mountain, Deer Springs, Deer Waters Resort, Lake View Estates, Shoreline, Klaim, Rustler at Hideout Canyon, Forevermore Estates, Glistening Ridge, Silver Sky, Overlook Village, Golden Eagle, Soaring Hawk and Tuhaye.

2 - Western corridor. This area follows US-40 south from Quinns Junction towards the Heber Valley. Again, there are numerous developments on both sides of the highway under varying stages of construction. These include Sky Ridge, Sage Hen, Star Harbour Estates, Keetley Ridge, Fox Bay, Hailstone, Mayflower Lakeside, The Mason/ Lodge at Stillwater, The Views at Stillwater, Village at The Shores, Marcella, The Residences at Extell Mountain Village and Valvaere.

3 - Southern corridor. This area follows SR-32 from US-40 going east towards Francis. This is the less developed side of the Jordanelle Reservoir and encompasses developments such as the impressive gated community of Victory Ranch, Benloch Ranch, Jordanelle Ridge, Riverview and Wildwood Reserve. This area has had its profile elevated with the announcement of the brand new Tiger Woods designed Jordanelle Ridge golf course.
